Parkmall soft opens with F&B tenants, Savemore outlet

Parkmall, Cebu’s newest park and shop mall development, recently soft opened with the operation of its first food and beverage tenants and the opening of its Savemore outlet.

James Co, Parkmall's Managing Director said that aside from their newly opened Savemore outlet which occupied almost two-thirds of Parkmall's ground floor, other locators such as Iloilo food chain Mang Inasal, Manila Foodshoppe, Coco Saloon, Manila-based Pier 1 and two banks, Banco de Oro (BDO) and Metrobank, will soon be opening in the area.

Co also announced that they have completed the construction of their second floor, which has been eyed by a call center operator, as well as the floor designated for electronic products and complete IT equipments.

He projected that before August at around early or mid July the mall would already be ready for occupancy.

Its al fresco area is now ready for occupancy while the area for start up ventures will be ready on the first week of August.

Co stressed that they are expecting to accommodate fine cuisine restaurants, offices and a tourists center in their first few months of operations. He added that their area allocated for start up ventures will be ready by the first week of August.

"We have not yet fully advertised the concept because we first want to give our tenants the physical attributes or the building first before we sell out the spaces," he said.

At the moment, Parkmall's administration is planning to coordinate with the local government unit of Mandaue City to open jeepney routes along the Mandaue Reclamation area to provide customers ease and convenience in their shopping.

Co noted that the city of Mandaue is interested on opening new jeepney routes and their proposal to allocate a new terminal hub that will decongest the North Bus Terminal nearby.

The proposed terminal measures about 5,000 square meters and will accommodate different motor vehicles such as V-hires, mini buses, jeepneys, and taxis. It will be located at the back of the mall and right now Co said that several v-hire and jeepney groups have been proposing interests to operate in the area.

Very much near its completion stage, Co revealed that their company have already shelled out more than P500 million investments for the initial phase of their development.

CEBU CITY, Philippines -- The SM Supermarket will be investing millions of pesos in more Savemore supermarket branches in Cebu.

SM Supermarket president Herbert Sy, first executive vice president of SM Investments Corp. and head of food retail division of the SM group, said they have been planning to open more Savemore branches but he would not say where yet.

Sy was in Cebu on Friday for the inauguration of the third Savemore supermarket branch here.

He said they usually invested about P100 million for a Savemore Supermarket branch, adding that a decision on the location of future branches would be made based on market requirement. "We would like to bring it closer to the market," he added.

Sy maintained that the decision to open another Savemore branch was based on the reception they have been getting from the community. "The feeling that we have, we are welcomed by Cebu community," Sy said.

He also said that their supermarket operations helped the local economy as they created business for local suppliers, especially in the fresh food sections.

However, Sy explained that they have also been getting their vegetable requirements from other areas since the produce in Cebu could not meet the demand in the supermarkets.

He also disclosed that a Cebu-based company supplied the bottled water products sold under the SM brand.

Sy explained that there would be no competition among the company's various supermarkets in Cebu although these were located near each other.

The newly opened Savemore supermarket branch is located in Parkmall in Mandaue City, which is near a Makro branch, also in Mandaue City, and the SM supermarket in North Reclamation Area, Cebu City.

He said the SM Supervalue Inc. has been managing supermarket operations, including those in SM malls and Pilipinas Makro branches.

Sy explained that the Savemore, Makro and the supermarkets in the mall served different market segments so they did not expect any negative impact on sales of outlets located near each other.

The new Savemore Supermarket branch was so far the biggest, with its 4,500-square meter selling area, Sy said.

THE third and biggest SaveMore branch in Cebu opened last Friday, with the “park-and-shop” market segment as main target.

The supermarket, with its more than 200 workers coming from the local community, is located at the ground floor of Parkmall@168 (Parkmall) at the Mandaue City reclamation area.

SaveMore at Parkmall, a supermarket brand under the SM Supervalue Group, covers a total area of about 6,000 square meters. Of the total area, only 4,500 square meters are occupied by retail operations.

“This (supermarket) is for the park-and-shop customers. They park here, shop, and then go,” said SM Supermarket president Herbert Sy.

Sy explained that the three SM Supermarket brands—Makro, SM Supermarket and SaveMore—cater to different market segments.

“Makro is for the catering (businesses). The supermarket in SM (City Cebu) caters to people going to malls (regularly),” he said. SaveMore focuses on addressing the needs of households with budgetary restrictions, he added.

Sy said the company has “high hopes” for Cebu, which he describes as a “good market.” “We (feel) welcome (in) Cebu,” he added.

He said the company has plans to open a “few more” SaveMore branches in Cebu, although it is also looking at other provinces, such as Iloilo and Davao, among others.

SaveMore has branches at Elizabeth Mall in Cebu City and Marina Mall in Lapu-Lapu City.

Apart from providing the needs of customers, Sy said SaveMore also wants to help local food industries.

Cebu products

In SaveMore at Parkmall, for instance, most of the dried fish, bottled water with SM City label and other fresh products are from Cebu.

“Cebu also supplies dried fish to SaveMore branches in Manila. That (shows) how much connection we have with Cebu,” Sy said.

SaveMore is one of the tenants at Parkmall, which is expected to be fully operational by August. Three more stores and two banks will open soon at the new mall, which soft opened last week.

Travel agencies, restaurants and distributors of electronics products, cellular phones and computer equipment will also open shop at Parkmall.

James Co, chairman of Golden Great Value Properties, a member of the Cebu Oversea Group and developer of Parkmall, said the company is preparing the building’s second floor with the possibility that a business process outsourcing company would want to lease it.

“What we are trying to do is to give the tenant the building first before selling,” he said.

Co said the mall involved an investment of more than P500 million.

In a related development, Golden Great Value Properties will be writing to concerned government agencies in relation to its proposal to establish a terminal for V-hire, minibuses, taxis and public utility jeepneys at the back of the mall, not only to give customers access to the mall but also to decongest the traffic at the North Bus Terminal.

“Mandaue City Mayor Jonas Cortes and Vice Mayor Carlo Fortuna would also like to cooperate on that aspect. Naturally, when there is foot traffic, they are also bound to provide utilities that will enhance the security and transportation (in the area),” Co said.

Cortes told Sun.Star Cebu that he asked Co to sit down with the management of Makro, Cebu Doctors’ University, and other stakeholders in the reclamation area to discuss a possible transportation scheme.

“I will also invite them in the next meeting of the traffic management board (this week). The economic activity in the area is an indication that Mandaue City is a competitive and favored area for investments. That is something we should protect and sustain,” Cortes said.

CEBU is set to become an emerging shopping destination in the Philippines as existing mall operators are expanding and new ones are set to rise in the different parts of the province in the coming years.

Ayala Center Cebu mall developer Cebu Holdings Inc. (CHI) president and chief executive officer Francis Monera said Cebu's shopping market has been "tremendously" growing not only in Metro Cebu but in other key cities and towns in the province.

"There is a lot of money in Cebu. Offer something of value and it's taken," Monera said.

Capitalizing on the demand for additional mall space to cater to the growing mall shoppers and vendors, CHI earlier mulled another expansion plan for Ayala Center Cebu to complete the original development of the Cebu Business Park (CBP).

Monera earlier said the Phase 2-B project will begin by March or April this year, starting with a study on how to develop a concept for another shopping mall expansion.

Monera, however, clarified that total project cost is yet to be determined (and not the P2-billion which was previously reported).

Following the "face lift" of the Ayala Center Cebu mall-with the opening of the three-story annex in the middle of 2006 and the re-designed al fresco lagoon area in the first quarter of this year-Cebuanos will soon enjoy a more expanded shopping mall in the next few years, completing the development of CBP's 9.6-hectare super block.

Expansion and renovation of its mall in Cebu is part of CHI holding company, Ayala Land Inc.'s efforts to stamp the Ayala mall brand on all its malls, which have been regarded as the Ayala retail group.

In the downtown area, Cebu Central Realty Corp. (CCRC) is currently undergoing phase two of its expansion project for its mall venture Elizabeth Mall (E-Mall).

CCRC president and chairman Augusto Go earlier said some 5,000-square meters of leasable spaces are currently under construction at the eastbound Sanciangko area of the mall's property.

About 80 units of stalls, excluding kiosks and carts, are projected to be accommodated in the four-story wing which has an additional basement parking of 2,445 square meters.

The expansion project is slated to open within the first quarter of the year.

Other cities, towns

Other than Ayala Center Cebu and E-Mall, shopping centers are also sprouting in other cities and towns in Cebu.

Another mall developer, Golden Great Value Properties (GGVP) is set to launch next month phase one of Parkmall@168 (Parkmall) located at the Mandaue City reclamation area.

GGVP chairman Carlos Co said the mall involved an investment of P300 million to P400 million.

Parkmall will feature a rotunda, ala Fuente Osmeña, amid a park setting where people can stroll, shop and dine al fresco, and enjoy the scenery.

Christopher Tio, Parkmall business development director, said the concept of a Fuente Osmeña park is set to bring back an "experience of our childhood," since parks like Fuente and Plaza Independencia are popular hang-outs since the 1980s.

Aside from the piazza and SaveMore supermarket, Parkmall will also feature a kids' village and a tourist and traveler center, which will be equipped with hotel check-in desks, airport and seaport shuttle service, lockers and showers. The mall will be able to accommodate about 700 cars in its parking lots.

Apart from the cities of Mandaue and Cebu, the municipality of Consolacion welcomed Fooda Mall late last year.

Foodasaversmart Inc. completed the construction of its P200-million business and commercial center that is said to compete with existing mall developments by multinational companies.

"The presence of Fooda here in Consolacion will certainly contribute to the coffers of the municipality in terms of business taxes and other regulatory fees," Consolacion Mayor Avelino Gungob said.

For his part, Edward Gaisano, vice president for operations of the Metro Gaisano group of companies, said Cebu's retail market will continue to be upbeat this year.

Gaisano said the province has a "favorable" economic climate which has become a magnet for more developments in the retail sector evidently shown in the expansion of malls, food and garment outlets, as well as the entry of new players.

The Metro Gaisano group is still eyeing feasible areas for supermarket or mall-type developments not just in Cebu but in other parts of the country.
